Debt Management

If you are behind in paying your bills, facing health or job issues or just do not have enough money at the end of every month, talk to a HUD-Approved Counseling Agency before you have a serious debt problem. If you currently have a large debt and are behind in payments, DO NOT DELAY - Call a HUD-Approved Counseling Agency.

DO NOT . . .
Call or in any way respond to door hangers, flyers and other advertisements left on your house or mailed to you promoting debt relief, bill consolidation or refinancing a house loan as a solution for your debt.
Talk to a HUD-Approved Counseling Agency first.

Here are steps you should take for Debt Management

  • Immediately stop spending for any unnecessary expenses and cut expenses where you can.
  • Make a complete list of all of your debt. This includes house payments, car payments, credit card debt, other installment loans and student loans. Your list should have the name, address and phone number of the creditor and how much you owe and when you made your last full payment.
  • Make a list of your average utility bills such as heat, electric, water and other bills such as car payment, car insurance, health insurance, cable TV, main phone, cell phone, weekly grocery bills and all other ways you spend your money.
  • Next Call a HUD-Approved Counseling Agency, get an appointment to discuss all of your options and keep your appointment.
  • You will have to consider all financial resources to draw from to get out of debt, i.e. - 401K hardship withdrawal, part-time job.
  • Read and keep all your mail from all your lenders.
  • If you are a homeowner, you may have to give up your home through Loss Mitigation. This means that HUD Approved counselors work with you to get the most money you can out of your house either giving it back to your lender or selling the housing at fair market value. This program does not work for everyone, but it can in some cases get you out of debt. Giving up your home is a serious step to take but it is better than loosing your home to foreclosure by the lenders.
  • If you are seriously impacted by all of your debt, many HUD Approved Counseling Agencies also have contacts for subsidized rental housing so you can have a nice apartment to rent and get back on your feet financially.
  • DO NOT call or respond to any debt relief flyers or door hangers or commercials on late night television. They will take all of your home's value and then some, leaving you in worse financial shape. Call a HUD Approved Counseling Agency instead.

Call a HUD-Approved Counseling Agency

You can meet one-on-one with a counselor to discuss the cause of the delinquency, budget, options to avoid foreclosure, loss mitigation, the foreclosure process, and to design an "action plan." The counselor, in some circumstances, can assist in working with your lender or any other party in solving the mortgage delinquency. You should be prepared to provide recent correspondence from the lender, income and debt information, and any other information relevant to delinquency of the mortgage.
